First you need to confirm what you can do with that piece of land. Once confirmed, connect with some financial institutions to determine the land value. Once you have the value, get a loan based on the value and use that land as collateral. Alternatively, you can go into partnership with someone who is keen to develop that land and work with you. You contribute the land and the partner pays the building cost.

I'm a mortgage broker from Edmonton, Alberta. You should first have your land appraised, then contact a commercial realtor and ask them if they know of any developers that will want to be equity partners with you. You would provide the land and they would provide the money and expertise to develop the location. then when the project is finished you would split the profit dependant on your pre-arranged profit split
