If you want the best rate you need to go to a mortgage broker. They check with all the banks and other lending institutions to find you the best rate.

The best way to find what your looking for is to go to a mortage broker. They do all the work for you, it's their job to find you the best rate etc...They take all your info, just like the bank would and then find several different banks or financial institutions who are willing to give you a mortage. Then present what they found to you, you just pick the one that suits you best.I believe the way the broker gets paid is by a finders fee from whomever you choose to go with, not from you. But I would ask just incase.Most banks post their intrest rates on thier websites, but they can change daily.

I don't think the issue of where you can find a low interest loan is as big of one as whether the banks will lend you any money for a mortgage at all.

I found the best rates lately at ScotiaBank and ATB Financial. I just signed a $280 k mortgage at 4% for 7 years. Both institutions were comparable but I'm sure it will depend upon other variables such as credit rating and such.Good Luck.
