You have to go through a Canadian bank. Since you are not a citizen, you will be required to put down more money as down payment.Last time I looked into it, they were asking for 30% to 40% down payment.Good Luck.

I would guess that an American bank would be reluctant to hold a mortgage on a Canadian property too complicated to foreclose. But it wouldn't hurt to ask, lots of people own vacation properties in other countries. Likely you would have better luck with a Canadian Bank. I'd use a mortgage broker.
